Mill Oak Remodel: This project was to rehab a house which had been used as a rental for many years. This was before I became a fan of laminate flooring, so I just installed new carpet in the house. The kitchen cabinets were refinished. If doing it today I would rip out the existing kitchen and install a new kitchen with granite counters. There was a full paint done including the ceilings. The old roof was stripped off and a new 30 year shingle roof was installed. Also seamless white gutters were put on.
The project looked nice when completed and resulted in 3 over full price offers in the first few days. The price was pushing the envelope as far as appraisals, but we did get the contract price. 
You can see the before images on the slider below and if you are interested in after images you can click on the pdf appriasal, although the images are not very clear.  The main item missed for the VA was the raw wood areas.  Since the house had a clean termite, the wood was good, but needed to be touched up with another coat of paint.  It turned out looking very nice although the images in the pdf are not very clear.
FInal Thoughts: This project was done in a couple of phases, first the new roof was installed and repairs to the sheathing plywood underneath. Then the inside was sprayed which turned out quite nice.
